The City of DeCordova is a 1612 lot all age residential gated community. It is located six miles east of the Granbury Square, 32 miles southwest of Fort Worth, Texas. This approx. 855 acre (1.34 sq. miles, revised 6/2005) development started in 1969 at the same time that the construction started on the Lake Granbury Dam. It was to be a second-home weekend retreat for golfers and boaters from the Metroplex. As the roads improved and the amenities and quality of life became apparent, people recognized a perfect year round residential haven. DeCordova became the second largest city in Hood County on January 15, 2000. It was the first city to incorporate in Texas after the turn of the new century earning the right to be called Texas's "Millennium City". The vote for incorporation passed by over 80% in favor with the provision that there would be no city taxes. Many believe it is the "The West's Best Eastern Place to Live".

 Besides being a city, all residences are members of the deCordova Bend Estates Owners Association and the deCordova Bend Estates Country Club. A three in one package all paid for by a per month assessment. This covers the 24 hour security, roads, common areas and all of the facilities, and activities out lined below (except where noted).

The City - The all-volunteer City Counsel, including a City Mayor and five counsel persons, have the mission to maintain the quality of life with out any taxes or expenses, and to comply with the regulations required by the State of Texas. They have done so to date and presently have a surplus of cash on hand generated by electric companies franchise taxes paid to the city.

The Owners Association. . A nine member volunteer Board of Directors are the key to the operations deCordova Bend Estates (DCBE). Each Director has a responsibility for a portion of the DCBE amenities. For example, one each covers Roads and Grounds, House and Entertainment, Architecture and Beautification, Security, Fire and Water, Golf , Tennis and Fitness, Marina, etc. There is a General Manager and a staff of seventy-five paid employees who carry out and manage the day to day operations.

The Country Club. . The DCBE Country Club includes a 30,000 square foot Club House with a Pro Shop for the 6423 yard, 18 hole course (par70), plus an Executive Par Three - 9 hole course. In addition there are two lighted tennis courts, swimming and wading pool, Fitness Center, 74 stall marina, RV Park, Driving Range and three undeveloped park areas that are in the planning stage. For those who choose to use the following, there is a $20 per month Golf Cart Trail fee and a $40-$62.50 per month Marine Boat Slip fee above the monthly assessment (plus tax).

An Annual Meeting is held every year in May to elect new board members and to approve any proposed addition to the (City, Owners Association or Country Club). Separate elections are held for electing City Counsel members.

The community can not incur any debt. All expenditures have to be paid for in advance before construction and must be approved by 66 2/3% of the lot owners. (One vote per lot) The Par Three golf course was paid for by $300,000 in donations from residents and local business sponsors, then contracted, constructed and opened for play in 1998. Other facilities are up graded from funds collected from new residents that pay a $4,500 membership fee, for their 1/1612th share ownership of all the developed amenities.

The D.C.B.E./Acton Fire Department provides fire and EMS service to the DCBE residents and Acton residents outside of the development. Water and Sewer services are provided for $42 per month minimum by Acton Municipal Utility District (Except for septic tank and drain fields in Phase One) with a separate monthly billing. DCBE negotiated a contract for Garbage and TV/DSL cable services. Basic rates for weekly (no limit) garbage pickup is $9.70 per month and TV cable base rate is $42 per month. Property taxes are assessed by the Hood County Appraisal District and are currently $2.0405 per $100 assessed value (or $2,040 for a $100,000 home). Note: Texas has no State Income Tax. The State Sales Tax varies from 6.25% to 7.5% in the County.

Here are the revised Stats on the city of DeCordova as of April 2005. The population is based on 2.3 people per household and 1.8 in the Condos. This is an approximation. A study sample will give a more accurate count. The state average of 3 people per household is not applicable to our development and would give a higher count of 4182 people.

City of DeCordova had 2989 residents. An April 2005 update is above indicates 3126.

Hood County had 43,181.

The City of Granbury population is approximately 6814.
DeCordova is the second largest City in the County, followed by Tolar (535), Lipan (451) Brazos Bend and Cresson. Unincorporated Pecan Plantation Country Club has over 5000.
